How to Prepare RAJUK Approval Drawing

From the beginning of submission of Rajuk Approval Drawing under BC act 2008 many architects are facing a lot of difficulties to prepare a correct drawing. A drawing that can fulfill the whole criteria becomes a problem for practicing architects. Here we tried to mention and explain all required features for a correct Rajuk approval drawing. All points are mentioned based on most commonly used plots and obviously residential building regarding our practical experience. We think it will help most of the practicing architects. If you know all the following matters then Pourosova Plan Approval Sheet will also be done by you.

Following is the Minimum requirement for RAJUK approval Drawing under Dhaka Imarat Nirman Bidhimala-2008.

Calculation of FAR ( RAJUK Approval Drawing )

Here we did not discuss about the detail process of FAR Calculation of RAJUK sheet. We shall discuss it in another article. In this article we focus features which should be considered during preparation of approval drawing.

  • Make a sheet of A4 or A3 size, which contains detail area summary with FAR calculation. This sheet should be undersigned by concern Architect and landowner(s).
  • While preparing the calculation sheet there are some exempted floor area related to Ground Coverage and Floor Area Ratio.

FEATURES BEYOND GROUND COVERAGE for RAJUK Approval Drawing

  • Hanging veranda over ground floor at roadside only.
  • Veranda Area considering it’s Width= 1.00 m and Length= 30% of Road frontage of Building

FEATURES BEYOND FAR

Following features are beyond FAR

Parking area Not More than summation of MGC+1/2 of rest land area. (While doing parking at Ground floor or basement without any solid partition wall in parking area.)
Electrical Room Mention “Electrical Room” avoid to mention this room as “Sub-station & Generator Room”
UGWR & OHWR Maximum Height of the OHWR should be within 5 m from roof top floor finish level.
Driver’s waiting & toilet Not more than 5% of proposed Parking area
Guard room Not more than 5 sqm
Hanging veranda over ground floor at road side. 30% of Road frontage Length of Building
Hanging veranda over ground floor other than road side Not more than 2.5% of each floor FAR area
Lift machine room Not more than typical floor Lift & Lobby
Stair at roof Not more than typical floor stair
Lighting & Ventilation shaft As per chapter 6 of BC Act
Open terrace If any
Fire escape stair If fire stair used with another Main Stair then only the second stair area will be exempted.
Ornamental Fin Not allowed for another use.
Structure used for Water Harvesting & Photovoltaic System Not allowed for another use.
Fire Fighting Control Room If Any. (Not more than 10 sqm)
   

IMPORTANT NOTE
* All hanging verandas are beyond FAR.
* But only roadside hanging verandas are beyond GROUND COVERAGE.
* Other side hanging verandas are within GROUND COVERAGE.

SITE PLAN (SCALE: 1:4000)

  • Draw Mouza map as per Land-use Clearance Certificate.
  • If your LUC has multiple mouza map then draw all of them.
  • RAJUK Approval Drawing

LAYOUT PLAN (SCALE = 1:200)

• Layout Plan should be located at first sheet of the whole drawing set.
• In the first sheet Calculation of FAR should also be located.
• Mark site dimension of every side as per Land-use Clearance survey map. In case of Planned Housing Area dimension should follow the map attached with allotment letter.
• Size of Plot should be equal or less than the size mentioned in the land paper. Size should not be greater than size mentioned in land paper though the plot is larger in practical situation.
• If adjacent road is less than 20′ then mark the affected area for widening the road.
• Mention all Existing Road Width upon the road
• Mention all Proposed Road Width upon the road
• Mark dimension of all setback distance.
• Mark entry & Exit location.

RAJUK Approval Drawing
• If your building has basement then show basement outline
• If your building has basement then show SHORE PILING.
• Mark Lift, Stair and Water reservoir location.
• Mark dimension of Void/Ventilation Shaft.
• Draw Inspection pit and septic tank with sewerage line.
• Also mark Garbage collection Point.
• Mention & Mark amount of Green area of mandatory open space
• Mark total length of personal road (If any).
• Mention the roof top level (in metre) upon the hatched building outline plan.
• Mention all slab levels in this plan. Like Guard room, Parking Roof/Slab, Void Slab etc.

GROUND FLOOR PLAN (SCALE= 1:100)

• Mark site dimension of every side as per Land-use Clearance survey map. In case of Planned Housing Area dimension should follow the map attached with allotment letter.
• Mark dimension of all setback distance.
• Mention Level of Ground Floor.
• Mark Garbage collection Point.
• Mention & Mark amount of Green area of mandatory open space.


• If adjacent road is less than 20′ then mark the affected area for widening the road.
• Write down existing and proposed road width upon the road.
• Show total length of personal road (If any).
• Mark the dotted line of first floor.
• Draw boundary wall and gate.
• Mark entry & Exit location.
• Draw car parking space with driveway and length-breadth dimension of each parking space and parking number.

 

TYPICAL FLOOR PLAN (SCALE= 1:100)

• Each room should get natural light by exterior window.
• If any room did not get natural light then show artificial light.
• Show each flight width of stair. (minimum=1.15m)
• If there is fire escape stair or one stair with dual-use then show fire door.
• Steps of fire escape stair or one stair with dual-use should start after a distance form the door, which is double of flight width.
• Only master bed area should be 9.5 sqm (minimum) and 2.75m minimum width.
• Other beds should be more than 5sqm in area and minimum width should be 2.0m.
• 3 fixture toilets will be equal or more than 2.75 sqm.
• For toilets equal or over 2.75 sqm will no need to show fixtures.


• Toilets less than 2.75 sqm. architect should show fixtures in the drawing. (Such as- servants toilet.)
• Kitchen should be more than 4sqm and minimum width would be 1.5m.
• Verandah width should be equal or more than 1.0m
• Ventilation shaft/Void for toilet and kitchen should be 6.5sqm in area and 2.5m minimum width for 6+ storied buildings.
• Void with 1(one) side open to exterior should be minimum 1.5m wide.
• Mention all side building length with dimension line.
• Show all window length.
• Write all apartment unit number like Type-A, Type B within the plan.

ROOF PLAN (SCALE= 1:100)

• Show Lift-machine room.
• Show rainwater disposal system and sloping.
• Mention Overhead water reservoir.
• Mark terraces (if any).

RAJUK Approval Drawing SECTIONS (SCALE= 1:100)

• One section should be through the main stair.
• Show height of EGL, FGL and PL with dimension.
• Show height of Boundary wall.
• Also show height of solid and perforated portion of boundary wall. (at road side min 30%of boundary wall should be perforated.) Like 1.75m solid and 1.25m perforated. Total height should not exceed 3.0 m.
• Show Height of guardroom from FGL. (Not more than 2.44m)
• If your building has basement then show SHORE PILING in Section also
• Show height of floor-to-floor finished level.
• Show clear room height of any one floor.
• Describe total height of the building.


• Show height of stair railing. (Minimum 0.9m)
• Show height of machine room, Penthouse, overhead water reservoir etc. This total height should not exceed 5.0m
• Height of parapet wall.
• Mention length of projection of sunshade and cornice.
• Show railing height of hanging verandah. (Maximum 1.2m)
• Show ramp height and proportion (if any)
• Draw a separate RAMP SECTION if you have any..
• Show total height of building.
• Mark total height of Road level to Roof floor finish level.

RAJUK Approval Drawing ELEVATIONS (SCALE= 1:100)

• Show total height of building.
• Also show height of solid and perforated portion of boundary wall. (at road side min 30%of boundary wall should be perforated.) Like 1.75m solid and 1.25m perforated. Total height should not exceed 3.0 m.
• Show Main Gate.
• Describe height of Guard Room.
• Show floor-to-floor height.
• Mention height of hanging veranda railing.
• Mention Each floor name

TITLE BOX for RAJUK Approval Drawing

• If your LUC mentioned any old building in Map then Mention “After Demolishing the (X)-storied old building Revised and Proposed Building Plan” in the starting of Project Name.
• Mention CS Plot number, Mouza Name, Thana name and Holding Number of the proposed plot
• Mention names of all Landowners
• For Building more than 6 storied Signature of Rajuk enlisted Civil Engineer is required.

When you prepare Rajuk/CDA Approval Drawing cross check your drawing with above all points. We think if the above-mentioned features have been followed then a correct drawing can be submitted to the authority and you can pass the drawing smoothly.
