What is FAR Calculation
ফ্লোর এরিয়া রেশিও (FAR) হলো নগর পরিকল্পনার একটি মৌলিক ধারণা, যা নির্দিষ্ট একটি জমির ওপর কতটুকু ফ্লোর স্পেস এর ভবন বানানো যাবে তা নির্ধারণের মাধ্যমে জমি ব্যবহারের তীব্রতা নিয়ন্ত্রণ করে। একটি ভবনের মোট ফ্লোর এরিয়া ও জমির আয়তনের অনুপাত হিসেবেই Floor area Ratio বা FAR নির্ধারিত হয়। FAR নগরের ঘনত্ব নিয়ন্ত্রণ, নান্দনিকতা নির্দেশনা এবং সম্পদের সুষ্ঠু ব্যবস্থাপনায় সহায়তা করে। FAR-এর সীমা নির্ধারণের মাধ্যমে শহর কর্তৃপক্ষ নির্দিষ্ট অঞ্চলে ভবনের উচ্চতা, আকার ও বিন্যাস নিয়ন্ত্রণ করতে পারে, ফলে পরিবেশ ও কমিউনিটির বিষয়গুলো বিবেচনায় রেখে ভারসাম্যপূর্ণ নগর উন্নয়ন বাস্কতবায়ন করা সম্ভব হয়।
